"LIMITED PROPERTIES – UNLIMITED SERVICE"

Davin Property Management was formed on basis of my 14 years continuous work as a Property Manager with leading Real Estate Agents.

Now a fully Licenced Real Estate Agent.

It is designed to be operated as a Boutique, specialised entity, with only a limited number of properties under management, with superior service to the selected owners.

Solely Owner Operated and will stay that way.

 

SERVICES AND CHARGES:

FEES:

Our total Rent collection Commission and Management fees are 7.5% + GST of rent collected.

Additional Properties – by negotiation.

There are no administration fees or charges for advertising, reletting to an existing tenant, inspections or any other facet.

The letting fee for a new tenant is – one week's rent + GST. I believe this is standard throughout the industry.

Commission and letting fee as outlined above are the only fees charged.

INSPECTIONS:

I inspect the property every 3 months and report to you in writing on the presentation and any maintenance issues identified.

I also complete a Condition Report at the start of the tenancy and a Bond Inspection at the end – Copy to you.

ARREARS:

I apply "Zero Tolerance" and follow arrears tenaciously. If any time is to be allowed for tenants to adjust arrears, I do so only if the Tribunal (QCAT) rules as such.

It is not my role to negotiate with tenants re arrears, as it may jeopardise your right to recover.

SMOKE ALARMS:

I strongly recommend you have us engage a Professional in this field to ensure your obligations under the act are met.

I can arrange at a cost of $75 per annum + any replacements – Unlimited Visits.

SWIMMING POOLS:

I can arrange a Professional to Certify the pool as required under the act if this has not been attended. The property cannot be rented without Pool Certification.

MAINTENANCE:

You can authorise a limit to be spent on your behalf (for example 2 weeks rent) or choose to be contacted on every maintenance issue – Emergency may not be possible:

The limit would not be used indiscriminately and you would always be contacted where appropriate.

INSURANCE:

Landlord Protection Insurance is recommended: Your first contact in this regard would be your current Insurer, or I can arrange cover.
